How We Help
LBTT Made Simple
Five things every buyer in Scotland should know.
First Time Buyer Relief
If everyone buying is a first time buyer, the 0% band goes up to £175,000. That saves up to £600.
Additional Dwelling Supplement
Buying a second home or buy to let? ADS adds 8% of the full price on purchases of £40,000 or more.
Moving Before You Sell
If you buy before your old home sells, you may pay ADS first and claim it back if you sell within 36 months.
When It Is Paid
Your solicitor pays it to Revenue Scotland when you get the keys, so it needs to be in your budget from day one.
Budget for It
LBTT cannot usually be added to your mortgage. Plan it alongside your deposit and fees.

LBTT Questions, Answered
The things buyers ask us most about Scottish stamp duty.
Is LBTT the same as stamp duty?
It does the same job, but in Scotland it is called LBTT and has its own rates. Stamp duty (SDLT) applies in England and Northern Ireland.
Do first time buyers pay LBTT in Scotland?
First time buyers pay nothing on the first £175,000. Above that, the normal rates apply to the rest of the price.
What is ADS?
The Additional Dwelling Supplement is an extra 8% on the full price when you buy an additional home for £40,000 or more, for example a buy to let or second home.
Can I claim ADS back?
If you bought your new main home before selling the old one, you may be able to reclaim ADS if the old one sells within 36 months. Your solicitor can help.
Who pays LBTT?
The buyer pays it. Your solicitor submits the return and pays Revenue Scotland on your behalf when the purchase completes.
Can I add LBTT to my mortgage?
Usually not. It is normally paid from your own funds, so it is worth planning for early.
